Yeah, I found a great place for a new stadium, too. It's called Santa Clara. They are already way past halfway to getting this thing approved. There is no option that will get a stadium built faster than this one.
As a LONG time season ticket ,I have no problem with a stadium in SC.

Step one for the Niners to EVER remain in SF would have to start with the City tearing-up the existing lease which mandates that the City and Team share concession, luxury box and signage revenues. The Niners are NFL bottom dwellers in net revenues (and franchise value) thanks to their current lease with the City of SF.
In the Santa Clara deal, in exchange for giving ownership of the Stadium to the City and financing 80% + of the Construction, the Niners would receive the concession, luxury suite and signage revenues.

I can appreciate your ideas, but this isn't very realistic. Where to start?
Remodeling Candelstick is a failure from the start. First off the design is so outdated that people would be pissed that all the money spent was just to dress up a pig. Things like site lines from concession areas and modern facilities like restrooms and concessions couldn't be fixed.
Removing seats to place luxury boxes sounds nice, but that would mean that thousands of seats would have to be removed, and then you're getting close to not reaching NFL minimum attenddace requirements. As far as building an entertainment area, as well as locker rooms doesn't hold up. There just isn't that much room under there.
Pub and Hall of Fame? They are both already there. I saw them advertising the new pub on the new screens at the game yesterday, and the Gold Mine is a football fans dream. It's just that this is all just dressing up a pig in a fancy dress.
Pave the lot? They already did that last year. All brand new black pavement. That's not the problem, though. It's lumpy and wavy. The ground is so uneven that any sign of rain and it's swamped. Just yesterday I saw a pretty big puddle in the lot, and whenTF was the last time it rained? Last week, and just like for an hour. The puddle easily took up 50 spots.
Widen off ramps and 3rd street? Billions of dollars and years of construction that would take longer to fix than the stadium to be built. You wouldn't see results for 10 years.
The Santa Clara project has every single one of these issues already settled. The roads and public transport are all already there. All that needs to be done is build the damn thing.

Even if it was feasible (probably not), it's too little, too late. It takes years to site and construct a stadium, what with all the environmental laws/regulations. Santa Clara looks like it's going to happen...SF had years to find a suitable site and didn't. If we want to keep the Niners in the Bay Area, Santa Clara's our best chance.
